房地产中,拆迁项目的工作难点是拆迁补偿。怎样合理科学地对拆迁项目补偿价格进行评估,并确定补偿的金额是拆迁工作得以顺利开展的关键所在。本文对基于ANP与市场比较法的房地产拆迁项目估价进行了探究分析,增强了ANP模型的市场运用可行性。并且还建立了相应的项目估价模型,这在一定的程度上对市场比较法中存在的缺陷进行了弥补,从而使项目估价的结果更加准确。
In real estate, the difficulty of demolition projects is the relocation compensation. How to reasonably and scientifically evaluate the compensation price of demolition projects and determine the amount of compensation is the key to the smooth implementation of the demolition work. In this paper, based on ANP and market comparison method of real estate demolition project valuation conducted a study and analysis, and enhance the market feasibility of ANP model. And also set up a corresponding project valuation model, which to some extent, make up for the shortcomings in the market comparison method, so that the project valuation results more accurate.
