美国的REITs发展非常成功,它以收益型不动产项目信托为主,以不动产契约做担保,信托基金具有非常高的信用级别。中国的房地产信托刚起步,以资金信托为主,其发展瓶颈在于是否能分散和降低房地产市场风险和金融风险。
The development of REITs in the United States has been very successful. It is a real estate trust with income and is guaranteed by a real estate contract. The trust fund has a very high credit rating. China’s real estate trust has just started, mainly based on trust funds, and its development bottleneck is whether it can disperse and reduce real estate market risks and financial risks.
