房地产市场热到如火烧,固然是经济不健康的表现,但从发晓到结冰,缺乏过渡周期,同样会使宏观经济产生不良反应。一段时间来,不少一线城市成交萎缩,有些地方甚至量价齐跌,楼市充满了低迷与观望的氛围。同时,在从紧货币政策作用之下,很多开发商资金吃紧,包括退地和拖欠政府的土地款等现象短时间里集中出现。有关方面已经意识到了这一点。在上个月中旬,国务院召开会议,在强调金融安全的大命题下,要求稳定房地产市场。
Although the real estate market is so hot it is not only an unhealthy economy, but it also causes adverse macroeconomic responses from its initial announcement to icing and the lack of a transitional cycle. For a period of time, many first-tier cities have seen shrinking turnover. In some places, their prices have even dropped and the property market is full of the atmosphere of slump and wait-and-see. At the same time, under the effect of tight monetary policy, many developers are short of capital due to shortages of funds, including the phenomenon of land rescission and government debt arrears. The parties concerned have realized this. In mid-last month, the State Council held a meeting under the major theme of stressing financial security and demanded that the real estate market should be stabilized.
