酒店式服务公寓(Service apartment)在中国兴起的最早目的是为了解决外籍人士在华的居住问题。追根溯源,提出“公寓”这一概念的初衷同样是为了区分外籍人士和本土公民住宅。目前,酒店式服务公寓作为一种“公寓式业态,酒店式服务”的物业类型,不再仅限于外籍人士居住和使用,已成为具有长期发展空间和市场定位的投资产品。目前市场上酒店式服务公寓的投资回报率已经达到8%~10%左右,已成为高档住宅投资产品中投资回报和市场前景潜力巨大并兼备自用和投资特点的产品。
