个人集资建房是房地产行业中的新生事物,它是消费者对目前国内虚高房价的两难选择,也是对当前极不规范的房地产市场的群体性反抗。个人集资建房模式不仅对购房者个人而言还是对国内房地产市场的规范发展来说都具有比较优势,它可以控制购房成本、降低房价、充分利用社会资源。尽管参与集资建房的利益集团之间的博弈造成的高交易成本和利益冲突、缺乏有效的监管等风险的存在都会制约其进一步发展,但该新生事物的社会意义远远大于经济意义。
Personal fund-raising is a new-born thing in the real estate industry. It is the dilemma of consumers on the current domestic high housing prices, as well as a mass resistance to the current extremely unregulated real estate market. The individual fund-raising and building mode has comparative advantages not only for the individual purchaser but also for the standard development of the domestic real estate market. It can control the purchase cost, lower the house price and make full use of social resources. Although the high transaction costs, conflicts of interest and the lack of effective supervision and other risks due to the game among the interest groups involved in fund-raising and housing construction will restrict its further development, the social significance of the new-born thing far exceeds the economic significance.
