目前我们所谈到的低密度住宅,国内还未有严格的标准,更多的是房地产界和媒体一种约定俗成的界定,通常认为容积率在1.2以下的住宅区属于低密度住宅范畴。其建筑形式根据容积率的不同表现为独立别墅、联排别墅、叠拼别墅、四五层的花园洋房等。在当前土地资源稀缺的国情下,0.6~1.2容积率的低密度住宅区无疑将占据主流地位。
At present, the low-density housing we have talked about has not yet reached a strict standard in China. What is more, it is a common definition of the real estate sector and the media. Residential areas with floor volumes below 1.2 are generally considered as low-density residential areas. The architectural form of the performance according to the different volume ratio of independent villas, townhouses, stacked spell villas, four or five-story garden house and so on. Under the current conditions of scarce land resources, low-density residential areas with a floor area ratio of 0.6-1.2 will undoubtedly occupy the mainstream status.
