近几年,随着经济的快速发展,昆明市商品住宅市场规模逐年扩大,商品房品质逐步提升,但在高速发展的同时,也伴随着房价逐步走高、商品房投资额增幅加大、市场内部结构不合理等现象。本文基于住宅市场的一般发展规律,以商品住宅价格系统作为主要研究对象,分析了商品房住宅市场的影响因素,在系统动力学理论基础上建立了昆明市商品住宅市场的系统动力学模型,分析了系统动力学因果关系图,构造了系统结构和反馈关系,从系统的角度全面分析昆明市商品住宅价格系统,对昆明市住房以及商业市场发展进行有效的预测,为昆明市商品住宅市场涉及的相关政策提供有效的理论依据。
In recent years, with the rapid economic development, the scale of commodity housing market in Kunming has been expanding year by year, and the quality of commercial buildings has been gradually upgraded. However, along with the rapid development, as housing prices gradually increase and the investment in commercial buildings increases, the internal structure of the market Reasonable and so on. Based on the general development law of housing market and taking commodity housing price system as the main research object, this paper analyzes the influencing factors of commercial housing market. Based on the system dynamics theory, this paper establishes the system dynamics model of the commodity housing market in Kunming. System dynamics causality diagram, constructed the system structure and feedback relationship, a comprehensive analysis of the price system of commercial housing in Kunming from a systematic perspective, effective prediction of housing and commercial market development in Kunming, for the Kunming commodity housing market related to the relevant Policy provides an effective theoretical basis.
