近年来,“涉房”贷款作为商业银行的主要业务得到了迅猛发展。然而,随着房地产调控的逐步深入,全国房地产行业下行压力也正在逐步显现。为了稳定楼市消费、降低房地产“硬着陆”风险,各地出台了一些宽松政策,国家不对称降低存贷款基准利率也对房地产行业是一个实质性的利好。虽然当前“涉房”贷款整体质量尚好,但是房地产业未来继续下行的压力仍然很大,“涉房”贷款潜在风险隐患仍不容忽视。
In recent years, “real estate ” loans as the main business of commercial banks has been rapid development. However, with the gradual deepening of real estate regulation and control, the downward pressure on the national real estate industry is also gradually emerging. In order to stabilize the consumption in the property market and reduce the risk of real estate “hard landing”, some easing policies have been promulgated throughout the country. The asymmetric reduction of the benchmark deposit and lending interest rate is also a substantive positive to the real estate industry. Although the overall quality of current loans is still good, the pressure on the real estate industry to continue its downward trend will remain high. The hidden risks of potential risks related to loans should not be overlooked.
