住宅小区各种类型车位的权属情况主要有如下三种情况：1．小区地下产权车位，系在小区地下空间中，满足立项和规划条件、办理了土地出让手续，可以办理所有权证书的车位。物权法第七十四条第二款规定，建筑区划内，规划用于停放汽车的车位、车库的归属，由当事人通过出售、附赠或者出租等方式约定。
