本文结合中国土地市场网中2009-2012年的土地市场交易数据和出让结果以及国土资源部网站公示的基准地价等信息,介绍了北京市土地等别及其变化情况,土地分级及相应的基准地价和内涵,并通过对比不同土地级别、不同出让方式之间的差异分析了2009-2012年北京市住宅用地楼面地价的变化情况,从而分析近年来北京市土地市场状况。
Based on the information of the land market transaction and the transfer results from 2009 to 2012 in China Land Market Network and the reference land price of the website of the Ministry of Land and Resources, this paper introduces the land classification and its changes in Beijing, land classification and the corresponding benchmark land price And connotation. By comparing the difference between different land levels and different modes of transfer, this paper analyzes the changes of the land price of residential land in Beijing from 2009 to 2012, and analyzes the land market in Beijing in recent years.
