1998年10月29日,以回龙观、天通苑、建东苑等为代表的19个首批经济适用住房项目在北京市房地产交易中心集中展示,由此拉开了经济适用房在北京大规模开发的序幕。此时正值中央政府正式宣布取消福利分房,开始全面推行个人购房,所以1998年可以说是北京房地产行业市场化的开始年。回顾七年来的发展,北京的经济适用房自从其诞生之日起,就伴随着诸多非议,地产商指责其破坏了市场规则,中低收入者则抱怨买不到经济适用房,而政府则也有自己的苦衷:监管如此庞大的经济适用房购买群体,实在勉为其难。那么,经济适用房最终的出路又会如何呢?
