股市作为一个持续的融资工具,通过股市融资成了开发商快速扩张的最佳手段。没上市的公司急着上市;已上市的房地产公司,则频繁地通过增发、配股等方式进行再融资。今年以来,国内房地产上市公司通过再融资已经合计融资超过1100亿元,如果算上在香港上市的房地产企业,中国房地产融资规模更达到可怕的1700亿元之巨。房地产企业的资本路演成为了高房价、高地价之外的另一道风景。
As a continuous financing tool, stock market has become the best means for developers to expand rapidly through stock market financing. Not listed companies in a hurry to go public; real estate companies have been listed, then frequently by way of issuance, rights issue refinancing. Since this year, domestic real estate listed companies have raised over 110 billion yuan through refinancing. If you count real estate companies listed in Hong Kong, the size of China’s real estate financing has even reached a gigantic $ 170 billion.
