为深入研究城市轨道交通站点对沿线住宅价格的影响,利用武汉地铁4号线沿线住宅楼盘样本数据,分析住宅价格的影响因素及轨道交通效应。在对地铁沿线住宅市场细分基础上,选取相应的特征价格变量,构建了特征价格模型进行定量分析,验证了武汉市地铁4号线对城市住宅价格的效应。结果表明,沿线住宅价格受到多种因素共同作用,其中武汉地铁4号线开通对沿线住宅价格的提升作用显著,在影响范围内随着离站点距离增大,增值效果减弱。
In order to further study the impact of urban rail transit stations on housing prices along the line, the sample data of residential properties along the line 4 of Wuhan Metro Line are used to analyze the factors influencing housing prices and the effects of rail transit. Based on the subdivision of the residential market along the metro line, the eigenvalue variables are selected and the eigenvalue model is constructed to quantitatively analyze the effect of Wuhan Subway Line 4 on urban housing prices. The results show that residential prices along the line are affected by many factors. Among them, the opening of Wuhan Metro Line 4 has a significant effect on the housing prices along the line. As the distance from the station increases, the value-added effect will be weakened.
