住房是居民最基本的生活资料之一,住房问题一直以来都是一项重大的社会问题,而在当下的房地产行业中,“房价”显然是房地产业链条中各个阶层最关注的话题。本文强调,住房问题不仅仅是房价这么简单,正确衡量房价和收入的关系才是客观把握住房问题的关键。“房价收入比”是目前国际上常用来衡量一个国家或城市的房价水平、居民住房消费能力和房地产业发展状况的综合性指标。本文在论述房价收入比相关理论的基础上,采用按不同收入水平的房价收入比加权平均的计算方法,得出北京市城镇居民的房价收入比,通过对房价收入比指标的研究来评估北京市城镇居民的住房购买能力,客观地认识和分析北京市房地产市场的发展现状并有针对性地提出政策建议,以期为国家住房保障制度的改革与完善献计献策。
Housing is one of the most basic living materials for residents. The housing problem has always been a major social issue. In the current real estate industry, “housing price” is clearly the most concerned topic of all walks of life in the real estate chain. This article emphasizes that the housing problem is not only simple as the housing price, and the correct measure of the relationship between housing price and income is the key to objectively grasping the housing issue. “Price to income ratio ” is currently a commonly used international measure of the price level of a country or city, residential housing spending power and the development of the real estate industry, a comprehensive index. Based on the theory of house price income ratio, this paper uses the calculation method of house price income ratio at different income levels to get the house price income ratio of urban residents in Beijing. Through the research on house price income ratio index to evaluate Beijing Urban residents’ housing purchasing power objectively understands and analyzes the current situation of the real estate market in Beijing and makes policy recommendations in a targeted manner in order to offer advice and suggestions for the reform and improvement of the national housing security system.
