第十二届房博会已正式落幕。大凡有过逛房博会经验的购房者或准购房者都能明显地感觉到本届房博会与以往最大的不同在于:可售房源多了、折扣多了、促销手段多了,令人舒服的是各楼盘销售小姐的“脸”也好看了……这些缘于国家前段时间的宏观调控,也缘于当真实需求浮出水面后,供需力量的重新转换。当住宅市场的风险凸显的时候,对于商业市场,也许更多的是机会。因为商业的获利途径主要是依靠租金收益以及自身的增值(不同于投机主要依靠增值)。对此,我们在此次房博会上,对有意购买商业项目的终端消费者作了一番连续调查:
