近年来,无论是一线城市还是二三线城市商业地产面积激增,商业项目同质化现象日益严重,商业地产投资产品如何在开发阶段实现差异化设计,挖掘新的市场机会并提高自身差异化竞争力成为当前商业地产业时兴的话题。本文首先分析了金融投资产的设计方法及其应用,研究了商业地产投资品的金融属性;基于人的风险偏好理论以及马克思产权理论,研究了商业地产投资产品的差异化设计思路;最后提出了商业面积虚拟分割以及产权分割的应用,为解决目前商业地产产品同质化严重的问题提供了思路和办法。
