中国房地产开发商的融资渠道一直是单一的银行贷款,在央行121号文件等一系列政策出台后,众多房地产开发商面临资金链断裂的危险,开辟多元化的融资渠道已成为当务之急。同时,开放的中国吸引了大批外资,其中也包括房地产投资基金。 2004年8月15日,“2004 CCIM·《新地产》国际房地产金融论坛”在昆仑饭店召开,众多国外富有经验的投资基金,如摩根士丹利、莱曼兄弟、荷兰ING房地产、新加坡凯德置地集团等企业均派高层主管出席论坛并做主题演讲,足以说明他们对中国市场的重视。
The financing channels for Chinese real estate developers have always been single bank loans. After a series of policies such as the No. 121 Document of the Central Bank were introduced, many real estate developers are facing the risk of breaking the capital chain. It has become a top priority to open up a wide range of financing channels. Meanwhile, the open China has attracted a large amount of foreign capital, including real estate investment funds. On August 15, 2004, “CCIM ·” New Real Estate International Real Estate Finance Forum was held at Kunlun Hotel. Many foreign experienced investment funds such as Morgan Stanley, Lehman Brothers, ING Real Estate in the Netherlands, Land Group and other companies have sent top executives to attend the forum and give keynote speeches, enough to illustrate their emphasis on the Chinese market.
