本文采用不可控制变量DEA模型对2006年我国47家房地产开发上市公司的经营技术效率进行测度。结果表明:我国房地产企业普遍存在规模无效率现象,主要是由于房地产企业多成立于1993~1995之间,成立初期房地产市场供需不平衡,企业多采取规模扩张战略;技术无效率的房地产企业的产出能力不足,在不减少投入的情况下,净利润有很大的提升空间。
In this paper, the non-controllable DEA model is used to measure the operating efficiency of 47 listed real estate companies in China in 2006. The results show that the phenomenon of scale inefficiency is common in real estate enterprises in our country, mainly due to the fact that many real estate enterprises were established between 1993 and 1995. In the early days of the establishment, the real estate market was unbalanced in supply and demand, and the enterprises mostly adopted the strategy of scale expansion. The technology inefficient real estate enterprises’ Out of capacity, without reducing the input of the case, the net profit has a lot of room for improvement.
