十大大召开当日,中国银监会主席尚福林表示,中国房地产贷款目前整体上风险是可控的,不会出现大面积的违规情况。他透露,到9月末,中国房地产贷款的余额是11.7万亿元,占各项贷款余额的比重是19.09%,远低于其它国家的水平,整体房地产贷款所占比重比较小。按揭贷款率比较低,按揭剩余期在缩短,弃房的现象很少,借款人还款意愿比较强。房地产开发贷款的发放比较谨慎,而且贷款的成数只是房地产市值的六成左右。
