地铁上盖商业开发由于地铁站体与盾构隧道的存在而变的复杂与困难。以天津地铁六号线北运河站为例,通过简要计算与分析,主要从沉降对地铁站体的影响以及地震中裙房对站体的影响两个方面入手进行分析,利用桩基础的特点以及采用预留后浇带等施工措施,大幅度减小站体上方两边商业沉降对站体的影响;而为保证地震中商业的损伤不影响站体,考虑站体柱子与顶板的抗震性能高于商业裙房主体,保证商业部分的构件进入塑性时,地铁站体仍处于弹性,最大限度地减小在大震作用下商业裙房对地铁站体的影响,从而定性地确定了地上不断缝、地下断缝结构方案的可行性,并简单介绍了地铁上盖商业开发中可能存在的问题以及部分解决方案,以对类似的工程有所借鉴。
