三年前,当祈福华厦率先推出国际公寓时,广州地产界并未作出太大的反响。对于大多数发展商来说,专为外籍人士提供一幢纯出租的豪华酒店公寓显然要冒巨大的风险。因为投资入士对于国际公寓的租务市场大多毫无把握;其次,当时地产市场普遍以卖楼花为主,快速回收现金,将利润落袋为安是地产商的第一目标。许多发展商既没有经验也欠缺实力去建造一批高标准的豪华公寓等待慢慢收租赚钱。于是,在拥有近万家外资企业、数万名外籍人士的广州,除四、五家四、五星级酒店提供高级海外公寓外,只有祈福华厦、金亚花园、天河怡苑、金湖花苑等寥寥几家高级公寓和别墅区默默而快乐地赚取着外籍高管人士的高额租金。时至今日,一些后知后觉的发展商终于如梦初醒:原来国际公寓还有好大一块市场!
