土地价值是进行土地分配的一个重要经济依据。近年来,中国城市规划界已对这个问题予以注意。土地价值表现为票面价值及实际价值。在土地买卖过程中,就体现了票面价值;而土地上的房屋、工厂、商店的出现,则带来了更为重要的实际价值。当土地功能改变时,土地价值也有明显的改变。例如,当拆掉旧建筑盖新建筑时,土地价值即发生变化;当城市向外扩展时,市郊的农田被征用,其土地价值也就随之发生了改变。
Land value is an important economic basis for land distribution. In recent years, the urban planning community in China has paid attention to this issue. Land value is expressed as par value and actual value. In the process of land sales, the face value is embodied; and the emergence of houses, factories, and stores on the land brings more important practical value. When the land function changes, the value of land also changes significantly. For example, when the old building is demolished and the new building is demolished, the value of the land changes. When the city expands outward, the farmland on the outskirts of the city is expropriated and the value of the land changes accordingly.
