购房求安居纠纷难了断据中国消费者协会近年的统计资料显示,消费者针对与商品房相关的质量、价格、销售、计量、交付等项投诉逐年上升,消费者与房产商之间的矛盾日趋尖锐。据了解,消费者对商品房的投诉主要集中在产权、承诺与事实不符、延期交房、面积误差、房屋质量、物业管理等方面。在2001年北京市消费者的十大投诉热点中,商品房纠纷投诉名列前茅。中央电视台《焦点访谈》及全国各大新闻媒体曝光的数量和力度都在不断加大。另据媒体抽样调查,多数消费者认为商品房市场不规范,其主要原因是现行的相关法律、法规还不够健全;与开发商相比较,购房者处于弱势地位,难以了解和掌握相关法律,法规,因而一旦遭遇欺诈,很难依法维护自身权益;许多房产商有法不依,违规操作,在房产交易中存在大量有意欺诈行为。

According to the media sample survey, most consumers think that the commercial housing market is not standardized, the main reason is that the relevant laws and regulations are still not sound enough; compared with developers, buyers are in a weak position, it is difficult to understand and master the relevant laws and regulations, Therefore, once fraudulent, it is difficult to safeguard their own rights and interests according to law; many real estate companies do not follow the law, illegal operations, there are a lot of intentional fraud in real estate transactions.
