房地产市场历次调控都未能稳定市场情绪,反而加深市场对房价上涨预期,房地产泡沫逐渐显现,隐患加大,可能为宏观经济带来一系列风险。本文分析了不合理房价对我国经济可能带来的负面影响,并对房地产市场进行供需分析,针对房地产调控缺少长期理性措施的现状,提出了从供需两端构建促进房价合理回归的长效机制的建议,以期实现我国房地产市场健康可持续运行,保障国民经济平稳发展。
All previous real estate market regulation failed to stabilize the market sentiment, but deepened the market expectations of rising housing prices, the real estate bubble is gradually emerging, increasing risks may lead to a series of macroeconomic risks. This paper analyzes the possible negative impact of unreasonable housing prices on China’s economy and analyzes the supply and demand of the real estate market. In view of the current situation that real estate regulation lacks long-term rational measures, this paper proposes a long-term mechanism from the perspective of supply and demand to promote the rational return of housing prices Suggestions, in order to achieve the healthy and sustainable operation of China’s real estate market, to ensure the steady development of national economy.
