本文利用某主要城市居住用地和新建商品房交易数据,通过基于特征价格模型的实证分析方法,定量分析了土地成本对新建商品房项目价格的影响作用及其传导机制。研究结果表明:在以高于正常水平的价格购入土地后,开发企业确实会采用延长开发周期等待房价高点和利用垄断地位直接提价两种方式,进而提高对应新建商品房项目的销售价格,且后一种方式对新建商品房项目价格的影响幅度尤为明显。基于此,本文旨在为验证土地价格对住房价格的影响机制提供新的论据,并对稳定住房和土地价格提出相应的对策建议。
In this paper, we use the transaction data of residential land and new commercial buildings in a major city to analyze quantitatively the effect of land cost on the price of new commercial housing projects and the transmission mechanism through the empirical analysis based on the characteristic price model. The results show that after the land is purchased at a price above the normal level, the developers will indeed adopt the two methods of prolonging the development cycle and waiting for the high prices and using the direct monopoly to raise the selling price corresponding to the new commercial housing projects, In the latter way, the impact on the price of newly-built commercial housing projects is particularly obvious. Based on this, the purpose of this paper is to provide new arguments for verifying the impact mechanism of land prices on housing prices, and to put forward corresponding countermeasures and suggestions for stabilizing housing and land prices.
