目前国内的房地产投资需求主导了房地产市场的行情,导致住宅价格畸高,楼市泡沫不断增大。而政府使用各种政策手段一味强行堵塞投资需求,既不可取又难见成效。因此如何开辟投资需求流向商业地产的新渠道,开发商业地产投资金融的新品种,以此稳定我国整体楼市,是一条值得探索的道路。
At present, the demand for real estate investment in China dominates the market of real estate market, resulting in abnormally high residential prices and the property market bubble is constantly increasing. However, it is neither desirable nor effective for the government to use all kinds of policy instruments to blindly block investment needs. Therefore, it is a worth exploring way to open up new channels for investment demand to go to commercial real estate and develop new varieties of commercial real estate investment and finance in order to stabilize the overall property market in China.
