采集滨州市2012~2013年普通商品住宅的销售均价信息,利用地理信息系统技术和地统计分析方法,对住宅价格样本进行正态性分析、空间自相关及方向变异和趋势面分析,通过克里金插值得到住宅价格空间分布格局。结果表明,滨州市商品住宅价格呈现环状分布特征,其中区位因素、城市发展战略、外部环境和交通条件是影响滨州市住宅价格空间分布的主要因素。
The average selling price information of ordinary commercial houses in Binzhou from 2012 to 2013 was collected. Using GIS and geostatistical analysis methods, the normality analysis, spatial autocorrelation, directional variation and trend surface analysis of residential price samples were conducted. Ricci interpolation space pattern of residential prices. The results show that the price of commercial residential houses in Binzhou has a ring-like distribution. Location factors, urban development strategies, external environment and traffic conditions are the main factors influencing the spatial distribution of residential houses in Binzhou.
