房地产兼有消费品与投资品的双重特性,房地产市场的发展不仅关系到经济增长,更关系到人民群众的幸福水平。针对房地产价格泡沫问题,近年来国内学者做了丰富的研究。本文采用指标法与房价收入比修正指标相结合的方法对北京市房地产价格泡沫进行测度,根据实践分析测度结果,提出促进房地产市场稳定发展的政策建议。
Real estate combines the dual characteristics of both consumer goods and investment goods. The development of the real estate market is not only related to economic growth but also to the happiness of the people. In response to the real estate price bubble, domestic scholars have done a lot of research in recent years. In this paper, we measure the real estate price bubble in Beijing by combining the index method and the price-income ratio correction index. Based on the analysis of the measurement results, we put forward the policy suggestions to promote the stable development of the real estate market.
