目前,住房消费是我国城镇居民消费结构升级中最大的热点。由于该业务相对风险较低、违约率低,国内商业银行一直将其视为成长性好、收益稳定的优质资产,个人住房按揭贷款业务呈现出高速发展的态势。本文仅就住房按揭贷款等额本息法应用中存在的一些问题展开讨论,以便对其合理准确地运用提出自己的一点拙见和建议。
At present, housing consumption is the biggest hot spot in upgrading the consumption structure of urban residents in China. Due to its relative low risk and low default rate, the domestic commercial banks have always regarded it as a good asset with good growth and stable income. The personal mortgage loan business has shown a rapid development. This article discusses only some problems existing in the application of the Equity Principal and Interest Mortgages in housing mortgage loans, in order to put forward my own humble opinions and suggestions on its reasonable and accurate application.
