随着房地产行业及金融业深化改革和发展的需要,房地产抵押贷款作为一种重要的融资手段和信用方式越来越多地被广泛采用。近年来,面对我国商业银行愈来愈大的房地产抵押贷款余额,我国银行体系面临的巨大风险也在不断积聚中。在此拟通过对房地产抵押贷款中信用风险产生的原因进行分析和论证,进而希望总结出能够有效处理并减少这种风险的产生、缓解银行压力并保证房地产业健康发展的有益对策。
As the real estate industry and the financial industry deepen the reform and development needs, real estate mortgage loans as an important means of financing and credit methods are increasingly widely used. In recent years, with the increasing real estate mortgage loan balance of commercial banks in our country, the huge risks facing our banking system are also accumulating. In this paper, the reasons for the credit risk in real estate mortgage loan are analyzed and argued, and then we hope to summarize the beneficial measures that can effectively deal with and reduce the generation of such risk, relieve bank pressure and ensure the healthy development of real estate.
