近日,上海市出台《上海市商品房销售方案备案管理暂行规定》,制止开发商捂盘惜售。按照规定要求,有关部门必须严格执行“3万平方米”规定,防止“少量多批”。对于商品住房项目超过3万平方米,确需分批预售的,每次申请预售面积不得少于3万平方米。凡不按规定申请预售的,预售审批系统将不予受理开发企业的预售申请。对于已达到规定条件但无理由长期不申请预售,或取得商品房预售许可证但未按规定将全部房源公开对
Recently, Shanghai Municipality promulgated the Provisional Regulations on the Record-keeping of Shanghai Commercial Housing Sales Programs to stop developers from reluctant sellers. In accordance with the requirements, the relevant departments must strictly enforce the “30,000 square meters ” provisions to prevent “a small number of batches ”. For commercial housing projects over 30,000 square meters, do need to be pre-sale in batches, each application pre-sale area of not less than 30,000 square meters. Where do not apply for pre-sale provisions, pre-sale approval system will not be accepted for the development of enterprise pre-sale applications. For those who have met the conditions but no reason not to apply for long-term pre-sale, or to obtain pre-sale permit commercial housing but not in accordance with the provisions of the entire listing of the public
