近几年我国房地产信托市场规模扩展迅速,信托产品模式呈多样化发展趋势。但中国信托业本身发展不成熟,房地产信托风险机制不健全,房地产信托发展的法律障碍较大。我们应促进房产信托的长期性、专业性和多样化融资,解决资金的来源和流动性问题;大力加强金融监控机制,有效防范房产信托风险;完善法律法规,尽量少用行政性临时措施。经过调整和创新,信托投资必将成为我国房地产业融资的主要模式或渠道。
In recent years, the scale of China’s real estate trust market has expanded rapidly, and the pattern of trust products shows a diversified development trend. However, the immature development of China’s trust industry itself, the real estate trust risk mechanism is not perfect, the legal obstacles to the development of real estate trust larger. We should promote the long-term, professional and diversified financing of real estate trusts to solve the sources and liquidity problems of funds. We will vigorously strengthen the financial monitoring mechanism to effectively guard against real estate trust risks and improve laws and regulations to minimize administrative temporary measures. After adjustment and innovation, trust investment will surely become the main mode or channel of financing for real estate in our country.
