认识房地产业房地产业的三大类别张建国:近些年来,我国房地产业的发展异常迅猛,年投资增长率超过20%,就算近两年在国家宏观政策的控制下,发展势头仍然势不可挡。徐剑:目前中国大陆的老百姓对住房的需求依然十分旺盛,这其中的原因有很多。最有意思的一个原因是在中国人的传统观念里,“居者有其屋”和“不患寡而患不均”。据统计表明,在中国,人均私有房拥有量已经排在世界前列。而在日本、美国,甚至欧洲,很多中产阶级都还在租房住。中国人的这种观念无疑是造就巨大房地产市场需求的主要诱因之一,加之大陆目前住宅类房地产的结构失衡从而拉动了房地产价格的持续攀升。
