在众多投资工具中,房地产投资以其利润丰厚,保值性好,一直是资金投向的热点领域。然而,资金需求量大、回收期长的特点,又使得众多社会闲散资金或个人投资者面临较高的门槛。目前中国房地产投资过分依赖于商业银行体系的融资模式,极易引发金融风险,急需拓展新的融资渠道来分散风险。中小投资者亦希望能够参与到房地产开发的盈利分配,如何兼顾双方利益诉求,作为一种创新的房地产金融工具,随着中国相关法律制度的完善,房地产投资信托成为必然的选择。
Among the many investment tools, real estate investment with its huge profits, good hedging, has been a hot area of funding. However, the demand for funds is large and the payback period is long, which in turn has put a high threshold on many idle funds or individual investors in society. At present, China’s real estate investment is overly dependent on the financing model of the commercial banking system, which can easily lead to financial risks. It is imperative to expand new financing channels to diversify risks. As a kind of innovative real estate financial instrument, small and medium-sized investors also hope to participate in the profit distribution of real estate development. With the improvement of relevant legal systems in China, REITs become the inevitable choice.
