Research on the Non-profit-oriented Functions in Mixed-use Complex Based on SP Survey

  There are two different types of functional subsystems in mixed-use complex: one type is mainly for obtaining profit which is defined as profit-oriented function;the other type is not mainly pursue profit which is defined as non-profit-oriented functions.Among them,profit-oriented functions are the basis or frame of other functions,which support the existence of mixed-use complex.Meanwhile,according to the research groups former research,non-profit-oriented function is the basic way to realize spatial and urban value of mixed-use complex.Based on SP survey,this paper combines quantitative analysis with qualitative analysis,researches on the three combination patterns of non-profit-oriented functions which are the parallel pattern,the connective pattern and the integrate pattern with other functions in mixed-use complex.This paper also explores their influence on consumer choice behavior and their promotion of the entirety financial,spatial and urban value.And it finally discusses the better combination pattern of function which is more beneficial to the overall value creation of mixed-use complex.As a result,the research group concludes the values of non-profit-oriented functions in mixed-use complex indicate the following disciplines: (1) They can create more economic benefits for mixed-use complex indirectly (2) They can integrate mixed-use complex and urban public space effectively (3)They are the important embodiments of urban value for mixed-use complex.To summarize,non-profit-oriented functions are not only the answer to the traditional retailers which are impacted by the electricity suppliers business to change into a experimental and multi-functional store,but can also improve urban space and the quality of urban life.Moreover,it is also an important opportunity for the construction of mixed-use complex from quantitative change to qualitative change.
