　　政策因素是影响房地产市场运行最为关键的因素之一.2010年以来，为了抑制房价过快上涨，我国开始实施新一轮房地产调控.此轮调控力度空前，调控手段多样化，并首次推出了颇具中国特色的限购限贷等行政政策.其后，房地产调控历经反复，行政政策几进几出，但整体调控基调并未转变.那么，延续至今的新一轮调控成效如何？各类调控政策表现如何？这些问题关系下一步房地产调控走向及各类调控手段的选择，从而是当前房地产调控亟待接待的问题.
