房屋建筑面积测算按照房屋的建筑状况来分,可分为竣工前建筑面积测算和竣工后建筑面积测算两大类,也就是我们通常说的预测面积和实测面积。预测面积主要是为房屋预售管理提供依据。实测面积主要是为房屋确权(初始登记)管理提供依据。目前面积纠纷的产生也主要是这两种面积的差异引起的。
