观察2009年我国产权市场交易现状,发现产权交易主要向经济发达地区聚集,经济欠发达地区和不发达地区交投不活跃。利用回归分析法对经济增长对区域性产权交易的影响进行实证分析,发现在经济发达地区,人均GDP增长对区域性产权交易活跃程度的作用显著,且高于全国水平;而在经济欠发达地区和不发达地区,人均GDP增长对区域性产权交易活跃程度的作用不明显。今后经济发达地区产权交易所应采取需求跟进型发展模式,经济欠发达地区应采取供给导向型发展模式,二者在一定条件下可以相互转化。
Observe the status quo of China’s property market transactions in 2009 and found that the property rights transactions mainly gathered in the economically developed areas and the underdeveloped areas and the underdeveloped areas were not actively traded. Using regression analysis to analyze the impact of economic growth on regional property rights transactions, it is found that in the economically developed regions, the growth of per capita GDP has a significant effect on the activity degree of regional property rights transactions, and is higher than the national level. In the economically underdeveloped regions And underdeveloped areas, the effect of per capita GDP growth on the degree of activity of regional property rights is not obvious. In the future, property rights exchanges in economically developed regions should adopt the follow-up development model of demand and the underdeveloped regions should adopt a supply-oriented development model. Under certain conditions, the two can transform each other.
