“以租代售”已经成为大多数地方小产权房市场交易的基本形式。虽然由于城乡二元体制和宏观经济管理制度引发的小产权房现象已经被叫停,但如何解决却是难题,解决本身就是各方博弈过程,处理不好甚至会诱致新一轮的开发。解决“以租代售”型小产权房需要系统考虑参与各方利益,从市场均衡角度来采取措施逐步消解其中难题。
“Rent to sell ” has become the basic form of most local small property housing market transactions. Although the phenomenon of small property rooms triggered by the dual system of urban and rural areas and the macroeconomic management system has been halted, how to solve them is a difficult problem. The settlement itself is the game process of all parties, and the poor handling can even lead to a new round of development. To solve “to rent sales ” small property room system needs to consider the interests of all parties involved, from a market equilibrium point of view to take measures to gradually resolve the problem.
