随着我国市场经济的发展以及住房体制改革的深入,区分所有建筑物的管理已经由单位行政化管理转变为业主自治管理。然而,现阶段我国区分所有建筑物自治管理中出现了大量的问题,引发了业主、物业公司、开发商等多方主体之间的矛盾与冲突。对此,本文将对现实中存在的问题进行阐述,并对其中的原因进行分析,在此基础上提出破解我国区分所有建筑物自治管理的改革路径。
With the development of China’s market economy and the deepening of the reform of housing system, the management of all buildings has been transformed from the administrative management of units to the autonomous management of owners. However, at this stage, a large number of problems have emerged in the division of ownership of all buildings in our country, triggering contradictions and conflicts between owners, property companies and developers. In this regard, this article will elaborate on the problems existing in reality and analyze the reasons for them, and on this basis, propose to reform our country to distinguish all buildings autonomous management of the reform path.
