分位数回归法可以选择不同的分位数进行研究,从而能够更全面的描述所研究的对象,尤其是在研究对象的分布呈现特异性,如不对称、截断性等特征时,这一方法往往能够做出比较优越性的分析.以宿州市为例,首先,收集宿州市近几年来的人均收入、人均GDP、城乡人口比相关数据并进行统计处理;然后,建立一元回归模型及多元回归模型对宿州市房地产业增长收敛进行相关性研究;最后,比较两种模型下的拟合程度等要素,得出影响宿州市房地产发展的因素.
