当前我国正处于传统的福利型、行政型房屋管理体制向专业化、经营型的物业管理体制转轨时期。由于我省省直单位住房物业管理现状存在不少弊端,随着住房制度改革的不断深入,必须做到:提高实行物业管理重要性的认识;从规划设计入手,建设一批高档次的住宅小区;理顺行政管理与物业管理的关系,建立适应新形势的管理体制;逐步建立多渠道的经费筹集体制,妥善解决物业管理的经费问题;规范物业管理公司的组建和服务范围;加强物业管理的法制建设,严格依法管理。
