选用灰色关联分析模型对株洲市住宅价格的主要影响因素进行定量分析,并建立GM(1,1)模型与一元线性回归模型对株洲市住宅价格的变化趋势进行预测分析。研究结果对株洲市政府培育住房市场有效需求,加强住宅价格宏观调控,促进国民经济增长,促进土地市场、房地产业的健康发展具有重要的现实意义。
The gray relational analysis model was used to quantitatively analyze the main influencing factors of housing prices in Zhuzhou City. The GM (1,1) model and the linear regression model were established to predict and analyze the changing trend of housing prices in Zhuzhou. The results of the study have important practical significance for Zhuzhou municipal government to foster the effective demand of the housing market, strengthen macro regulation and control of housing prices, promote national economic growth, and promote the healthy development of the land market and real estate industry.
