北京房地产市场未来的四个开发热点

“北京房地产市场的下一个开发热点是什么?”业界几乎没有人对这一问题不感兴趣。在经历了冷静思考后,没有谁不想积极寻找下一个热点,寻找一个机会,以期在这个特殊时期成长壮大。正如有的老总所说:“虽然现在房地产业感到了‘冬天’的气息,但我发现机会总在出现。”每一个城市的房地产开发的脚步总是离不开其新的经济增长点,北京也不例外。北京新的经济增长点之一是高端产业。据记者了解,目前国外基金正在北京寻找两万亩土地建造高科技园区,加上工业用地供应的比重不断增加等因素,工业地产仍将是一个开发热点。北京房地产市场的第二个开发热点得益于奥运会。新旅游亮点带动旅游地产发展,旅游产品比重增加,将使开发商获得多方面收益。通过记者采访和观察,越来越多的开发商开始关注并把开发第三代住宅列入计划。第三代住宅将成为北京房地产市场的第三个开发热点。“第三住宅”是指为这一特定老年群体量身定做的,以满足老有所养、老有所医、老有所学、老有所为、老有所乐为目的的专门性住宅。预计北京市60岁以上的老年人口总数2025年将达到465万,约占北京市总人口的30%。虽然老年住宅早在10年前就已出现,但远未能满足市场需求。巨大的人口老龄化压力,产生强大的老年住宅社会需求,也给房地产企业带来新的契机。十七届三中全会,把中国的农村改革发展推向一个新里程。新农村建设也将成为北京新的经济增长点。在9月26日召开的北京市十三届人大常委会第六次会议上,北京拟借鉴天津的“宅基地换房”模式,推行集体土地流转试点工作。试点核心为农民整体拆迁,共同搬进新盖的楼房;农民原居住区域用于耕地保护和适度的商业开发。因此,从长期看,农村集体土地开发将是北京第四个开发热点。 “What is the next hot spot in Beijing’s real estate market development?” “Nobody in the industry is not interested in this issue.
