土地开发强度反映土地利用程度和累积承载密度的高低,它是政府调控和规划管理的主要内容之一,因为其牵涉诸多利益方,对于城市的经济、环境、社会、景观等各方面发展具有重要影响,所以开发强度决策广受关注,但同时又饱受质疑。土地开发强度控制实质上是对开发容量的控制,其核心指标是容积率。本文将通过对多个城市容积率的相关规定的研究,总结出影响容积率指标确定的因素,并通过对因素的分析,研究其与城市形态的内在关系,最终指导开发强度的确定。
