CM模式作为一种先进的工程项目管理模式,在质量控制、进度控制和成本控制等方面都表现出很强的优越性。该模式在国外已经实行多年,但在我国的应用还不是很广泛。当前,随着大量国外建筑承包商及投资商的涌入,我国建筑市场的开放化程度越来越高,也越来越需要同国际接轨。而我国形成了相似的工程项目管理公司。本文通过比较工程项目管理公司以及房地产公司自身的项目部,从职责、风险、成本等方面进行论诉,得出对于开发商而言,在施工实施阶段,项目管理公司和项目部的各自选择分析。
