针对当前房地产业内出现的开发商囤地、囤房、哄抬房价等获取暴利的怪现象,指出房地产开发商合理合法获利的唯一途径是制定科学的开发方案,科学的开发方案依赖于优化的户型面积设计.提出了基于熵权系数的综合评价法,对备选的具有不同面积的户型进行综合效益评价,在获得备选类别的单位面积效益指标的基础上,以开发商总效益最大化为目标,建立了房地产户型组合优化模型,从而实现科学的房地产开发方案.
