现阶段,地下车库渗漏水一直困扰着很多房开公司和物业公司,给广大业主及有车一族带来很多烦恼。随着城市不断发展,繁华地段地上停车位日趋紧张,大部分城市停车位售价远超过一个家庭轿车价格,所以地下停车场可以部分缓解城市的车位需求。但是当前大型地下车库几乎都存在着渗漏水的现象,且很难完全治理,大型地下空间结构都设计结构沉降变形缝或者后浇带等,在工程界有这样的说法“十缝九漏”鉴于此,面对地下室的沉降缝漏水、结构裂缝漏水、后浇带漏水以及穿墙管漏水等问题层出不穷,因此,如何有效的分析及处理这一问题对房屋建筑单位来说十分有必要。本文主要分析高层建筑群地下车库渗漏水的原因,针对出现的问题提出相应的解决措施。

Therefore, underground parking can partially relieve the demand for parking spaces in the city. However, at present, almost all large-scale underground garages exist the phenomenon of seepage water and are difficult to be completely controlled. Large-scale underground space structures are designed with structural settlement deformation slips or post-pouring tapes. There is a saying in engineering circles that “ ”In view of this, in the basement of the settlement joint leakage, structural cracks leaking, pouring with water leakage through the wall pipe and other issues emerging, therefore, how to effectively analyze and deal with this issue is very necessary for the housing unit . This article mainly analyzes the reason of seepage water in the underground garage of high-rise buildings and puts forward the corresponding solutions to the problems.
