物业的接管验收是物业管理公司按照物业管理合同,对合同标的物(即合同所指委托管理的物业)以物业安全和满足使用功能为主要内容的验收。它是物业管理企业接受开发商或业主委员会的委托,正式实施管理、提供服务的首要环节,是客户顺利入住和日常管理的开展的重要基础工作。笔者在此问题上曾做过一些探索,并将自己的看法及建议整理于“如何进行物业接收”、“物业接收的个案分析”两文中(详见《北京房地产》1996年
