房地产价格的过快上涨直接影响着居民住房民生问题的解决,房地产市场的异常火爆,也使我国经济的长期稳定发展潜在着一定的风险隐患。本文透过近年来我国房价飞涨的表象,进一步从更深的层面剖析了导致我国房地产业畸形发展的根源性因素,进而提出加强房地产宏观调控的政策建议:一是地方政府应进一步增强服务功能,落实好民生问题;二是国家要以培育创新创业体系作为经济增长的切入点,不断提高自主创新能力;三是进一步规范与完善资本市场,合理引导资金的流向,拓宽投融资渠道;四是加大对住宅的政策性金融扶持力度,改善住房的供给结构,切实解决中低收入居民购房的资金需求。
The rapid rise of real estate prices directly affects the settlement of people’s livelihood problems in residential housing. The abnormal hot real estate market also poses a potential risk to our economy’s long-term and stable development. Based on the phenomenon of soaring housing prices in recent years, this paper further analyzes the root causes of the abnormal development of China’s real estate industry from a deeper perspective, and puts forward some policy suggestions on how to strengthen the real estate macro-control: First, local governments should further enhance their service functions and implement Good people’s livelihood issues; the second is that the country should foster innovation and entrepreneurship system as an entry point for economic growth, and constantly improve their ability to independent innovation; third is to further regulate and improve the capital market, a reasonable guide the flow of funds to broaden investment and financing channels; Fourth, The policy of financial support for residential efforts to improve the supply structure of housing, and earnestly solve the financial needs of low-income residents purchase housing.
